# Repiping Bay Ridge Limestones and Brick Two-Families

Bay Ridge's houses arrived with the Fourth Avenue subway, between 1906 and the 1920s. So did the galvanized pipe that's still in most of them.

[NYC Repipe & Repair](https://nycrepipe.com/) handles repiping Bay Ridge homeowners need in the neighborhood's limestone rowhouses, brick semi-detached two-families and walk-up apartment buildings, most of them built between 1906 and the 1930s. Galvanized supply is replaced in Type L copper from the meter to every fixture. If the lead or galvanized service line is still there, it's replaced too. Everything is filed in DOB NOW and priced in writing first. A one- to three-family house typically takes about 5 to 10 working days.

## What repiping in Bay Ridge actually involves

Bay Ridge was a district of Shore Road villas until the subway was announced. The Fourth Avenue line reached 59th Street in 1915 and 86th Street in 1916, and through the 1920s rowhouses and apartment buildings filled the blocks between the avenues. The best-known block is Doctors' Row, the 400 block of Bay Ridge Parkway: 54 Renaissance Revival rowhouses with limestone bowed fronts and low stoops, built from 1906 to 1913 by the Bay Ridge Development Company and designated Bay Ridge's first historic district in 2019 ([CityLand](https://www.citylandnyc.org/landmarks-designates-bay-ridges-first-historic-district/)). Senator Street and Ovington Avenue rows are on the National Register. A limestone house has a different layout from a brownstone. With a low stoop, the service enters a front basement only a few feet below the sidewalk, and the vertical runs are shorter than a four-story brownstone's, but the galvanized is just as old.

Away from the limestone blocks, Bay Ridge is brick two-families and semi-detached houses from the 1920s and 30s, plus six-story apartment complexes along Shore Road. In a two-family, one service line and often one meter feed both floors, so a [two-family repipe](https://nycrepipe.com/two-family-house-repiping/) keeps one apartment on water while the other is switched over. The usual failure is a galvanized branch rusting through behind a 1930s tile bathroom, or rusty water that clears after a minute of running. That points to the pipe, not the city main, and the [galvanized decision guide](https://nycrepipe.com/answers/should-i-replace-galvanized-pipes/) covers when it's time to stop patching. Six-story buildings sit at the limit of what street pressure can lift, about 5 to 6 stories, so top-floor complaints there may need a riser or booster look, not just new branches.

## Repiping in Bay Ridge, answered

How much does it cost to repipe a Bay Ridge two-family?

Published Brooklyn figures put a copper repipe of a 2–3 story house at about $12,000 to $30,000+. A Bay Ridge brick two-family with one bath per floor usually lands in the lower half; two kitchens plus extra baths, finished basements and a service line replacement move it up. A service line alone is commonly $5,000 to $10,000 when paid privately.

Do Doctors' Row houses need Landmarks approval for plumbing?

Yes. Since the 2019 designation, DOB-permitted work on the 400 block of Bay Ridge Parkway also needs an LPC Certificate of No Effect. Interior copper doesn't change protected features, so it's normally routine, but it adds several weeks before the start date. The rest of Bay Ridge isn't in a city historic district, so most houses go straight to the DOB NOW filing.

Why does my Bay Ridge tap run brown for a minute?

In a house built before about 1940, it's usually rust from galvanized steel supply pipe that has been standing overnight. NYC water is soft and mildly corrosive, with an average saturation index around −2.21 in DEP's annual water quality report, and it slowly eats the inside of old steel. If the color clears after flushing and comes back daily, the pipe is the source.
